  • Thai nationality, aged between 20- 70 years old
  • The number of co-borrowers must not exceed three, and they must be the principal borrower’s relatives by law (except for unregistered marriage)
  • For an individual borrower, their net income must not be less than 15,000 Baht/month. For Co-borrower, the combined income of both the principal borrower and co-borrower(s) must not be less than 15,000 Baht/month.
  • The minimum employment period is six months (for both previous and present employments, including probation period).

FAQ

Can foreigners apply for home loan refinance ?

Yes, they can, but they must apply for the loan as non-juristic person. They must also carry a foreign national ID card and a Thai work permit. Foreigners are only allowed to purchase and refinance condo units.

Can civil servants who are on pension/retired refinance their mortgage at KBank ?

Yes, they can.

  • Conditions : Borrower’s age must not be over 70 years old.
  • Additional documents :
    1. Note attached to pension granting letter
    2. Bank statements for past six months
What is the maximum number of co-borrowers for home loan refinance ?

The maximum is three co-borrowers. Co-borrowers must either be legally related or unregistered spouses.

How much work experience do I need for applying home loan refinance ?

Borrowers must have at least six months of work experience (including time at the previous workplace and probation period at the present workplace).

If I don’t have a pay slip, can I apply for home loan refinance ?

Yes, but we may require Bank statements for no less than the past six months or a withholding Tax Certificate (50 bis) that shows income of no less than past 6 months.

If I get earnings through my KBank account. Is there any special offerings for me ?

Which types of collateral can be refinanced ?

The collateral that can be refinanced includes houses, condo units, townhouses and commercial buildings, excluding vacant land.

While repaying the home loan, if I incur other debts, will I still be able to refinance mortgage ?

Yes, you can get a refinance as long as the amount of installment payment remains the same and KBank will not consider other debt burden. (For instance, customers who made monthly installment payment of 10,000 Baht with the previous bank can refinance their mortgage with KBank and make installment payment at 10,000 Baht/month.) Loan approval shall be subject to KBank’s terms and conditions.

Do I need to get the MRTA mortgage life insurance to apply for home loan refinance ?

KBank does not require the purchase of MRTA and it is not related to the loan approval process. However, KBank recommends purchase of MRTA in order to safeguard debt obligation in case of borrower’s death or total permanent disability (TPD). Moreover, you would be eligible for interest rate discount in accordance with KBank’s terms and conditions.

If I have an existing home loan with KBank, can I refinance another home that is under mortgage contract with another bank to KBank ?

Yes, you can. KBank will consider the borrower’s debt servicing ability on a case-by-case basis per KBank’s terms and conditions. For example, if the borrower asks for a second-home loan and has made installment payments for the first home for less than 2 years, the borrower is eligible to receive a credit line of up to 80% of the second home’s appraised value.

What is the maximum credit line for refinance ?

The maximum is 90% of the total value of the Appraised Property Value (APV). However, loan approval is subject to KBank’s terms and conditions. Find out more here

What is the maximum loan term ?

The maximum is 30 years but the total loan term was based on the borrower’s age combined with the loan term must not be over than 70 years.

What expenses will I encounter if I refinance my mortgage to KBank ?

Expenses for debt refinancing include 1) Appraisal fee (around 3,000 Baht, inclusive of VAT) paid to Progress Appraisal Co., Ltd. or Bank-approved appraisal company or a branch/2) Mortgage registration fee (1 percent of loan amount)/3) Stamp duty of 0.05 percent of the refinance loan amount/4) Fire insurance fee (rates set by the relevant insurance company).

When I should refinance my mortgage ?

You can refinance your mortgage when you have been making mortgage payments for your house or collateral for approximately three years.

Does the Effective Interest Rate (EIR) apply to this loan ?

KBank determines that the borrowers must pay for the principal amount along with the interest. The EIR will be applied to this loan on a daily basis. The amount of money that is required for each installment consists of the interest rate determined by KBank and the remaining principal amount. KBank will use the remaining principal amount as a base to calculate the interest rates for future installments. Therefore, the greater the remaining principal amount, the higher the interest rate for the next installment will be.
