  • Co-borrower(s) must not exceed three people and must be related to borrower by law (including unregistered marriage).
  • For single borrowing, borrower’s net income must be not less than 15,000 Baht/month.
  • For joint borrowing, combined net income of all borrowers must be not less than 15,000 Baht/month.
  • Note :
    For purchase of KBank property for sale, minimum net income of borrower must be not less than 7,500 Baht/month. (For joint borrowing, net income of each borrower and combined net income of all borrowers are subject to the above criteria.)

Can foreigners apply for home loan ?

Yes. They must jointly submit a loan application as a co-borrower with a Thai borrower.

Can civil servants who are on pension/retired refinance their mortgage at KBank ?

Yes.

With whom can I jointly submit a home loan application? How many co-borrowers are allowed to apply for Home Loan ?

Up to three co-borrowers are eligible. They must be your relatives under the law or a non-registered spouse.

Can I apply for home loan if I have no salary slip ?

Yes. You can submit the following documents instead :

  • Account statement during the past six months, or
  • Withholding tax certificate (50 bis form) showing income during the past six months.

Do I have to apply for MRTA life insurance ?

Borrowers are not required to apply for MRTA life insurance when applying for home loan with KBank. It does not affect KBank’s loan approval decision. However, home loan borrowers are recommended to apply for MRTA life insurance as protection for their home loan in case of death or permanent disability. They are also entitled to a discount on home loan interest if they take out MRTA life insurance

Do I have to apply for fire insurance as a protection for the collateral or home when applying for home loan ?

Yes. You are required to apply for fire insurance to protect your property from fire or other natural perils. This insurance will help you to compensate for damage or loss to your house or properties. You may choose to apply for fire insurance with KBank or any other insurance company as you wish.

What is the highest credit limit offered for home loan ?

What is the maximum loan term ?

The maximum loan term is 30 years. Your age when combined with loan term must not exceed 70 years.

What expenses do I have to pay when applying for home loan ?

Expenses for home loan include :

  1. Appraisal fee to Progress Appraisal Co., Ltd. or a Bank-approved appraisal company or a branch for a sum of 3,000 Baht (inclusive of VAT).
  2. Mortgage registration fee equal to 1 percent of loan amount.
  3. duty is 0.05 percent of loan amount and must not exceed 10,000 Baht.
  4. Fire insurance premium (based on the rate charged by the insurance company)
What is the minimum loan amount offered by KBank ?

The minimum loan amount is based on property price or appraised value (based on lower amount); the property price or appraised value (as the case may be) must not be less than 300,000 Baht.

Can I apply for home décor loan ?

KBank does not offer home décor loans at this time.

What are the interest rates ?

Does the Effective Interest Rate (EIR) apply to this loan ?

Yes. Borrowers are required to pay principal together with interest based on the EIR method. Interest rate is calculated daily based on the amount due for each installment which comprises interest at the rate established by KBank and the remaining principal amount. The remaining principal amount is used for interest calculation. Therefore, the more the remaining principal amount is, the more the interest amount in the following installment will be.

Can I settle the loan / redeem my collateral / pay more than the installment due ?

Borrowers can make as large an installment payment as they want and settle their loan before the due date, or redeem their collateral, without having to pay any fee.

Which channels can I use to make installment payments ?

KBank debits the home loan installment payment via an automatic transfer system (ATS). Customers can make additional loan payment via two channels, as follows:
