Borrower’s qualifications

  • Thai nationality, aged between 20-70 years old
  • The number of co-borrowers must not exceed three, and they must be the principal borrower’s relatives by law (except for unregistered marriage)
  • For an individual borrower, their net income must not be less than 15,000 Baht/month.
  • For co-borrowers, the combined income of both the principal borrower and co-borrower(s) must not be less than 15,000 Baht/month.
  • The minimum employment period is six months (for both previous and present employments, including probation period).

  • Letter of consent that has been completely filled out by the borrower and co-borrower(s)

  • Original copy of latest month pay slip or salary confirmation letter from employer updated within last 3 months or bonus slip (if any)

Which types of collateral can be used for apply Home to Cash?

Detached house with land, townhouse, commercial building, condominium or vacant land (Only fixed income earner).

If I have a home under a mortgage plan of the same features as those of Home to Cash with another financial institution, can I switch to Home to Cash?

Yes, you can. The loan must be of the same type as Home to Cash. It must be categorized as a personal loan that requires your own home as collateral.

Can foreigners apply for Home to Cash?

Yes, if they own a house and submit the required documents.

Yes. To approve a loan, KBank considers several factors including the potential borrower’s qualifications, their debt servicing ability and collateral against loan.

What is Home to Cash?

Home to Cash features a personal loan offered to borrowers who are required to use a lien-free (debt-free) home as collateral against the requested loan or O/D line of credit or both. If the borrower is not the homeowner, they must have a family relationship with the homeowner, such as parent, child, sibling or spouse. This type of loan offers liquidity to borrowers who want to clear their debt burden or need emergency cash, or for payment of expenses as needed.

What documents are required if I want to apply for Home to Cash?

What is the maximum credit limit offered for Home to Cash?

The amount of loan or O/D line of credit, or the credit limit of both loan and O/D must not exceed 90 percent of appraised value. Loan amount offered is not more than 20 million Baht, and O/D limit is 5 million Baht.

What is the maximum loan term for Home to Cash?

The maximum loan term is 30 years. Your age when combined with loan term must not exceed 70 years. This means that if you are now 40 years old, you can make repayment for up to 30 years. If you are 45 years old, your maximum repayment period is 25 years.

What expenses do I have to pay when applying for Home to Cash?

The expenses included as follows:

  1. Appraisal fee to Progress Appraisal Co., Ltd. or another Bank-approved appraisal company or a branch for a sum of 3,000 Baht (inclusive of VAT)
  2. Mortgage registration fee is equal to 1 percent of loan amount
  3. Stamp duty at 0.05 percent of loan amount
  4. Fire insurance fee (based on the rate charged by the insurance company).

Does the Effective Interest Rate (EIR) apply to this loan?

Yes. EIR applies to Home to Cash, based on the remaining amount of debt burden. Your debt paid includes principal and interest amount. EIR calculation involves reduction of principal and interest payment. Loan repayment in each installment comprises principal amount and interest. After payment is made, the principal amount will be reduced based on the amount paid. Meanwhile, your interest amount will also be reduced based on the principal amount paid. The more the principal payment is reduced, the more the interest amount is reduced.

Can I settle the loan / redeem my collateral / pay more than the installment due?

Borrowers can make as large an installment payment as they want and settle all of their loans before the due date, or redeem their collateral, without having to pay any fee.
